eConveyancer is working in partnership with The Moving Portal, a Moneyfacts Awards-winning surveying firm who have created a network of over 300 RICS regulated surveyors across England, Wales, and Northern Ireland.

Why should you recommend a survey to your clients?

  • The average repair bill following completion and move-in is £5,750, which could have been avoided if a survey had been instructed.
  • 3 in 5 purchasers will instruct a survey before the exchange of contracts.
  • A valuation undertaken by a mortgage institution protects the lender, not the purchaser.
  • Independently sourcing a survey avoids any conflict of interest.
  • You are providing the best advice to your client.

Instructing building surveys, homebuyer reports and help-to-buy valuations with eConveyancer couldn’t be easier… and it’s even easier if you have already placed a conveyancing instruction with us!

Instructing a survey is simple – log in to your eConveyancer account and select ‘Surveys’ in the central panel. You will then have the option to instruct three different types of survey:

  1. Building Surveys: The RICS Building Survey provides your client with details on the materials and methods of construction, advice on defects, and the appropriate repair options.

  1. Homebuyer reports: The RICS Homebuyer Report provides information and advice in relation to any serious problems or issues on the condition of your client’s potential property, together with advice to the solicitor.

  1. Help-to-Buy Valuations: The RICS HTB Valuation determines the current market value of your client’s property and, the calculated amount your client must repay, whether they are selling, remortgaging, or repaying their Help to Buy loan.

The Moving Portal will contact your client within a few hours following the instruction to arrange payment and to discuss dates for the survey to be carried out.

Once the survey has been completed, The Moving Portal will send your client the survey report. When your client has settled the payment transaction, you will then receive your fee.
