We’re very pleased to announce that we have enhanced our T&Cs and updated Our Charges.

Our Charges updates:

  • We’ve reduced our Scottish completion fee from £795 to £650, bringing it in line with the fee charged in England and Wales. This is applied to all initial advances and porting applications where a fee is charged. The £0 completion fee applies to Lifestyle Platinum Cashback and (until 31st March 2020) Capital Select Options.
  • We’ve removed the charges on our Interest Select Options for missed payments and interest cessation.
  • We’ve removed the charges for returned cheques and duplicate/interim mortgage statements.
  • We’ve standardised our change in borrowers fee to £550 across England, Wales and Scotland.
  • For redemption charges, one statement per year is now available free of charge, with each additional statement incurring a £20 charge, added to the loan balance.
  • We’ve increased the partial redemption fee from £65 to £100.
  • We’ve clarified when a valuation fee is payable.
  • We’ve standardised our re-inspection fee.
  • We’ve standardised any additional legal costs, for cases where these may be applied.

Terms and Conditions updates:

This applies to our main residence and second home Lifetime Mortgages:

  • We’ve incorporated “personal hygiene” in the list of activities which qualify for long term care.
  • We’ve clarified that in order to qualify for any applicable ERCs being refunded: the purchase of the new property and sale of the existing property must be completed simultaneously or, if this is not possible, with our written consent to be given prior to the sale of the existing property.
