When purchasing a property, your clients’ conveyancer will be required by the lender to carry out certain searches; the conveyancer is required to report any adverse information highlighted on the search reports, which can ultimately affect the lender’s decision to grant a mortgage on the property. From a client’s perspective, it is important that they are aware of any issues and can make an informed choice of whether to continue with their purchase of the property.
