Whilst your self employed clients may struggle with the rigid, automated decision making of the high street lenders, at the Ipswich we like to take a different approach – even for applicants with just 1 years’ accounts. We assess each case on its merits, with our expert underwriters looking closely at every case before making a decision.

We know it can be frustrating trying to find a lender who really understands your clients’ needs – especially when things aren’t straightforward. We welcome the unusual as well as the everyday, including applications from self employed applicants.

Here’s some of the ways we can help your self employed clients:

Lending up to 90% with 1 years’ accounts
At the Ipswich, we can lend to self employed applicants up to 90% with just 1 years’ accounts, as long as they’ve been employed in the same line of work for the last 3 years.

PLUS – for self employed applicants in professional roles (eg accountant, dentist) we will lend up to 90% with 1 years’ accounts or up to 75% with less than a years’ accounts, as long as they have been working as part of a partnership/LLP established for 3 years or more.

Self employed workers welcome on our standard residential products
Applicants with 2 or more years of accounts are welcome on our standard range of residential mortgages up to 95%.

Zero hour contracts and gig economy workers
We will consider applicants on a zero hour contract subject to 18 months’ employment history and a P60 – available on our standard range of products.

Contractors considered
We’re happy to look at contractor cases up to 90% on our specialist product – considered with 12 months’ contract history in the same line of work.

No maximum age limit
We have no maximum age limit on any of our mortgage products – we will accept non-manual self employed income up to age 75.

Flexible overpayments
Your client can overpay up to 50% of their original loan fee free during the product period.
