Limited Company Buy to Let

We were delighted to bring our Limited Company Buy to Let mortgage back to the market earlier this year and in doing so, anticipated the needs of the growing number of landlords whose portfolios are structured via a special purpose vehicle (SPV). Our competitive five-year fixed rate product protects borrowers from surprises in a rising-rate environment and includes a free valuation up to £1m.

Medical professional secures Limited Company Buy to Let mortgage
Please read the approved case below of a medical professional who wanted to purchase a second buy to let property under his limited company SPV:
The application:

  • The applicants requested £150,000 to purchase a second buy to let property under their limited company special purpose vehicle (SPV)
  • Applicant one was a dentist and owned his own limited company – a private dental practice; applicant two was unemployed but took dividends from the company
  • Applicant one already owned a buy to let property under SPV
  • The applicants wanted to take out a business loan on the dentist’s limited company to use as the deposit for the subject buy to let property

Our solution:

Having been provided with the company’s accounts, details of the couple’s earnings and dividends, and details of applicant one’s other buy to let property, we were happy to accept the deposit from the business loan and made an offer to the applicants for the full amount at 70% LTV.

Mortgage Sales & Distribution Senior Manager, Evan Crosskey, said:
“This case was referred to us due to the origin of the deposit and we wanted to make sure we were comfortable with accepting a business loan as a deposit before agreeing to the mortgage. We were provided with details of the applicant’s other buy to let property and company profits, and, after discussing the couple’s individual circumstance, we were happy to proceed with the mortgage.”
