Please see below as there has been some great news following feedback from yourselves over our stance on flats with immediate effect.
A few queries have been raised recently with regard to flats and which floors we would lend on with or without a lift –
Unacceptable properties
Flat in a block with more than three floors above ground floor and which does not have a lift
Notes: top floor and attic can be considered as one floor where they are part of the same flat – if the flats are split level they class as 1 floor – evidence maybe required in order to submit this to the valuer for the avoidance of doubt.
For clarification if the application is for a basement, ground floor or any of the 3 floors above the ground floor this is acceptable security, it is considered reasonable that if the flat is on the 5th floor (ground floor plus 4 floors) generally a lift will be required.
