Swap Rate Movement: Review your pipeline and act promptly

We have seen some movement in swap rates this week, which is beginning to feed through into lender product changes and rate increases. Although we hope this will be short lived, please review your current pipeline and act promptly where appropriate. Where a lender allows, reserve the chosen product as early as possible to secure the available rate, please remember that a DIP alone may not always do this, so check the lender’s specific requirements. Proactively contacting customers will help manage expectations, demonstrate your value and reduce the risk of them looking elsewhere.

Discounted interest rates for customers

We have had two more lenders bringing out interest reward products.  This means that if a customer opts to pay some or all of the interest with payments from as little as £25 per month for a set period, 5/10/15 years, they will receive a discounted interest rate, often for the life of the plan. These great changes mean that the Lifetime Mortgage products are no longer a niche product but a mainstream product offering the customer more options.

Hosted by the Income Protection Task Force (IPTF), this free online event is designed to help advisers have more impactful protection conversations.

The one question PMI advisers always ask…

Next up in our adviser Q+A series, we asked, ‘’When you’re talking about PMI with a client, what’s the one question you always ask?’’

Adviser 1 – I ask, “If you needed a scan or specialist appointment tomorrow, how long could you realistically wait?” It immediately reframes PMI around speed of diagnosis and gets clients thinking about the practical impact of delays, not just the cost of a policy.

Adviser 2 – If you or a member of your family needed treatment tomorrow, how would you want that to happen? It gets them thinking. However usually most of the customers I deal with either already have it or they’ve been in a circle with a family member or friend that’s had a really bad experience with the NHS

Adviser 3 – Do you have it? Have you had it? Have you ever used it?  Ok that is three questions and wouldn’t be that blunt but the conversation would aim to get the answers to those questions.

Rising claim costs reinforce the need for suitable cover

The cost of home insurance claims continues to rise, with the average payout exceeding £7,000 for the first time during the second quarter of 2026. The average subsidence claim also reached a record £20,000, while weather-related damage and theft costs remained under pressure.

These figures reinforce the importance of looking beyond price when arranging General Insurance. Advisers should help clients understand their policy terms, excesses and exclusions, while regularly reviewing their cover to ensure it remains appropriate for their property and circumstances.
